When it comes to working out how much you can borrow on a buy to let the lenders will base their calculations on the rental income the property will generate. If the rental income is no enough, some lenders allow you to include your income to top up the loan amount, subject to affordability.

Building a property portfolio?

If this is your intention it is vital that you mention this in the outset. Some lenders limit the number of mortgages you may hold with them, and sometimes with other lenders. If we are aware of your intentions at the beginning we can best place your initial mortgages to enable you to expand your portfolio to a bigger size and therefore increasing the profitibility of your properties.

Lenders are now offering Buy to Let portfolios to be built up in a Limited Company, expect higher rates and fees however this could benefit someone who wants to build a large portfolio.
